The old City of York is small, dense and older than almost everything around it. Prewar semis on narrow lots, rear lanes instead of driveways, kitchens at the back of the house with a door that opens the wrong way. The renovations here tend to be thorough, because once a wall is open in a house of this age it makes sense to do the pipework and the gas line properly at the same time.

Narrow lots mean the route in is the whole problem. If the only way to the kitchen is through the front room, we lay the mats first and take the doors off before the machine comes anywhere near them. That is standard on our jobs, not an extra.

In a York semi the kitchen sits at the back of the house and everything has to travel the length of it. Mats down, doors off, machine in, doors back on. It is the unglamorous half of the job, and it is the half that decides whether your floor still looks new afterwards.

York’s prewar kitchens were built to their own dimensions, and the depth is where they catch people. Cabinet runs in Fairbank and Silverthorn are often shallower than the 24 inches a dishwasher wants, so a standard machine stands proud of the doors either side of it. We take the depth at the counter and again at the toe kick before anything is ordered, because in a house of this age those two numbers are rarely the same.

In the older York houses the shut-off valves are the first thing we look at, because a seized valve turns a twenty-minute faucet swap into an afternoon. We carry replacements and we would rather change one than fight it.

York’s prewar semis put the kitchen at the back and the drain connection at the front, so a slow kitchen line is rarely a problem under the sink. It is usually somewhere in the long horizontal run beneath a basement floor poured over it, with the only cleanout at the far end. Before we quote a trap rebuild in a Mount Dennis or Fairbank house we ask what that line does after it leaves the cabinet.

Older York houses tend to have the water heater tucked somewhere that made sense in 1950. We service what is there, and if it is being replaced we will tell you plainly whether a tankless unit is worth the gas line it will need.

Around Mount Dennis and Fairbank the laundry sits in the middle of the basement, and the only sensible exit for the duct is the side wall, so the run is long and often in flex that has been crushed behind the machine. A long run holds lint, and a gas dryer pushing through it is working against the vent every cycle. Where the flex has collapsed we replace the section rather than straighten it.

York’s houses are old enough that the gas service is frequently the oldest thing in them. If yours looks its age, the before and after on our gas page shows what a re-pipe involves: old flex and corroded unions out, new hard pipe in, painted and sealed at the wall.

Where the meter is still indoors, in a basement corner or under the front stairs, the run starts in the middle of the house instead of at an outside wall. That is common enough in Weston and Humewood-Cedarvale to plan for. The basements are low as well, so the pipe has to sit tight to the joists rather than hang below them where somebody will walk into it.
