Etobicoke holds a wider spread of housing than anywhere else in the old city. The postwar bungalows and ranch houses through Alderwood, Rexdale and Long Branch still carry their original layouts: kitchen at the back, laundry down a straight stair, meter on the side wall. Markland Wood and Princess Gardens add 1950s subdivisions with low basements. The Kingsway and Humber Valley run to large lots and substantial renovations, and Humber Bay Shores puts a wall of towers along the lake.

Two different access problems live in one city here. In the Humber Bay Shores towers the loading dock and the service elevator are booked days ahead, and that window belongs to the building rather than to us. In Alderwood or Princess Gardens the question is the side door and the three steps up to it, which is usually the only route a wide machine can take. Tell us which one you have.

Appliances in Etobicoke

Installation & repair

Two kinds of appliance call come out of Etobicoke. In the long-held bungalows through Rexdale and Alderwood a machine gets repaired rather than replaced, and the question is whether the part is still made. In a Humber Bay Shores suite a failed built-in is usually a replacement, because the cabinetry was cut to it.

Laundry in the Humber Bay Shores towers is its own job. The pair sits stacked in a closet behind a bifold door, and the dryer vents into a duct shared with the suites above. That duct decides the machine: some buildings specify a ventless condenser dryer and will take nothing else, and a long transition hose behind the stack chokes the ones that do vent. Ask the property manager before a model is chosen.

Plumbing in Etobicoke

Sinks, drains & fixtures

The ranch houses through Princess Gardens and Markland Wood put the kitchen and the bathroom back to back on one wet wall, so a fault at one fixture shows itself at the other. A slow tub and a gurgling kitchen sink are usually one problem rather than two. We trace it before anything comes apart.

In a tower the floor under your kitchen is a neighbour’s ceiling, which changes how a small job gets finished. We replace supply lines rather than reusing them, make the joint where a hand can reach it, and run the fixture long enough to watch the connection dry before the cabinet goes back. That care costs nothing in a bungalow. In Humber Bay Shores it is the difference between a fixture swap and a claim.

Heating in Etobicoke

Fireplaces & water heaters

The Humber Bay Shores towers heat through building systems rather than anything in the suite, so this service is house work in Etobicoke — Alderwood, Rexdale, Markland Wood and the streets around them. A fireplace that has sat unlit since spring is worth booking before the first hard frost rather than after it.

Furnace repair and maintenance are part of what we take, and a ranch house works one hard. The ducting through Markland Wood and Princess Gardens spreads a long way from one unit, and the room at the far end is always the cold one. Before anyone talks about replacing a furnace, that is worth checking: a filter nobody has changed, a blower wheel loaded with dust, dampers left where somebody set them years ago.

Gas in Etobicoke

Lines, hookups & tests

A single-storey house gives a gas line no vertical chase to hide in. In Markland Wood or Alderwood the run travels the basement ceiling for its whole length and rises once, at the appliance, so the position of the range, the dryer or the fireplace is settled before any pipe is threaded.

The older houses in The Kingsway and Humber Valley were built with wood fireplaces, and converting one is as much a gas job as a fireplace job. The line has to reach the firebox, usually through the outside face of the chimney breast rather than through finished plaster, and it needs a shut-off outside the hearth that a person can actually reach. We look at both before an insert is chosen.

Etobicoke questions.

If yours isn’t here, a phone call is the fastest way to have it answered. The line is open 7 a.m. to 9 p.m., seven days.

  • Usually, and the stair is what decides it rather than the floor number. Runners come out, mats go down on the shared landings, and a fridge travels with its doors off so it clears the turn. Tell us the number of flights and whether the street door has a closer on it. Where a machine plainly will not make the turn, we say so before it is bought.
