A Scarborough bungalow being renovated for the first time in forty years usually needs more than the machine. The dishwasher opening was cut for a narrower unit, the dryer duct behind the wall is crushed flat, the laundry is down a set of stairs. We deal with all of that on the same visit rather than booking a second one.

Kitchens of the 1960s around Wexford and Agincourt hung the hood under a soffit, ducted straight up through the attic or not ducted at all. An over-the-range microwave replacing one has to match what is there: the blower turned for vertical or rear discharge, the damper set, the duct sized. We check the soffit depth and the joist run when we quote rather than finding them on the day.

Scarborough houses of this age hide their drains. A kitchen line that was never properly vented will gurgle, drain slowly and eventually back up, and no new faucet fixes that. When we rebuild a trap, we check what it is draining into.

Panelled basements from the 1980s still have the poured concrete laundry tub standing in the corner, and in Birch Cliff or Wexford it is often the oldest working fixture in the house. The washer hose hooks over the rim, the tub empties through a steel line that has been narrowing since the house was built, and the first sign is water on the floor when the washer drains. We price that line before a new pair goes in.

Scarborough basements are full of tank water heaters at the end of their lives and dryer vents that have not been cleared since the house was built. Neither is urgent until it is, and both are ordinary calls for us.

Age is the first question on a Scarborough fireplace call. The units in Guildwood and Wexford houses tend to date from the 1980s and 1990s: a tune-up brings most of them back, but when a valve or a pilot assembly has failed on a unit that old the part is not always still made. We would rather say that at the quote than after the front is off.

Split-level Scarborough houses put the meter on one side and the kitchen on the other, so the run matters as much as the connection. We size it for what is actually on the end of it, then leak-check and flame-test before we leave.

Postwar houses in Agincourt and Wexford have been added to more than once. Oil heat gave way to gas, kitchens moved, laundry went downstairs, and every change left pipe behind. Open a basement ceiling in a house of that age and there is usually a dead branch beside a live one, with nothing to tell them apart. We trace the whole run and take out what feeds nothing before new pipe goes in.
