Custom builds around Willowdale and Bayview arrive with the appliance package chosen months before the kitchen is finished, and we are the last ones in that queue. Panel-ready columns, double wall ovens and flush-set dishwashers go in against cabinetry that is already paid for, so nothing gets forced and nothing gets marked.

Not every North York call is a new build. Kitchens in Don Mills and Lawrence Manor that still carry their original cabinetry were laid out around narrower machines, so a modern range often arrives wider than the gap left for it and deeper than the run it sits in. We measure the opening, the interior doorways and the receptacle behind it before anything is ordered, and we say plainly when a cabinet has to be altered.

Plumbing on a North York rebuild is mostly about getting the rough-in right for what is actually going in. The sink, the disposal, the filtered tap and the fridge water line all want different things, and it is far cheaper to say so before the counter goes on.

Where the postwar bungalows around Lawrence Manor and Don Mills have not been rebuilt, the original bathroom is usually still in place: a tub set into three walls, no access panel behind the taps. The waste and overflow sit underneath it, so a stain on the ceiling below is more often a failed overflow gasket than anything reachable from the bathroom. We work out which end the water is coming from before opening a wall.

North York’s newer builds usually have a linear fireplace on a feature wall and a tankless unit in the mechanical room. Both are gas appliances with venting, which is why they sit with us rather than with two different contractors on two different days.

Furnace upgrades leave a question behind in the older half of North York. When a bungalow around Lawrence Manor or Willowdale gets a high-efficiency furnace, the tank is left venting alone into a chimney sized for two appliances, and a lone tank can struggle to draw. We check the draft at the hood and the state of the liner before quoting a replacement, because the venting decides what can go back in.

In a North York custom build the gas gets designed rather than added: the line to the range, the drop for the dryer, the run out to the BBQ, all decided before the walls close. Call at that stage and it costs a fraction of adding it afterwards.

Bungalows around Don Mills and York Mills often have a rear addition, and the addition is where the new appliance ends up. The original foundation wall now sits between the meter and the kitchen, the joists change direction on the other side of it, and the crawl space under the addition is usually the only way through. The route gets settled first, and the appliance follows.
